Smaller Groups: The Hayloft can be closed off to accommodate smaller Groups Low Season & Midweek for up to 8 midweek - not Peak Season.

After 1600 hours access to bedrooms
Departure: By 10.00 am Vacate Bedrooms
By 11.00 am Vacate Property

Dogs: Non Shedding dogs
welcome starting in 2023 Season, Guests are requested not to allow pets on furniture unless protective covers are brought by Guests. Extra Charge of £20 per pet.
Guests are respectfully requested to observe the 'No Smoking/No Vaping' Policies inside Emily Barn.
I reserve the right to refuse or evict groups if not respecting the House Rules in Emily Barn, although it hasnt happened yet. Please note that Emily Barn is adjacent to 3 Cottages and Guests are respectfully asked to be considerate of any noise nuisance outside after 10pm.
No groups under the age of 21.
Max 16 people should not be exceeded unless by prior agreement & additional pro rata payment.
Guests are requested to purchase cancellation insurance as payments are non refundable. However full refunds will be given in the event of any future Government Covid Restrictions being Applied.

Carsington Village is off the B5035 Ashbourne/Wirksworth road just North of Carsington Water.
Opposite the village telephone and post box is St Margaret's Church - floodlit till midnight.
Emily barn driveway is adjacent to the left hand wall of the Church and churchyard.
Please only use the driveway adjacent to the Church wall & the dovecot in Emily Barn garden. Car Parking for 8-10 Vehicles at top of drive next to the tall hedge.
Please do not use the driveway to the left of Emily Barn facing Swiers farmhouse.
